3% Pre-Auction Bid Credit

Enter an opening bid during the pre-bidding window — before the live auction begins — and, if you are the winning bidder, receive a credit equal to 3% of your opening bid amount, applied at closing.

Buyer's Premium

A 10% buyer’s premium is added to the winning bid to arrive at the total contract price.

Deposit

The winning bidder signs the purchase contract immediately after the auction closes and delivers a 10% deposit that same day — wire transfer or certified funds.

Closing

At the designated title company, approximately 30 days after the sale date.

Financing

No financing contingency. Bid in cash or with full underwriting approval in hand — and confirm your lender can close in 30 days.

Individual, combination, and whole-estate bids all run against each other at the same time — when bidding closes, the tracts are awarded the way that produces the highest total. You are never required to take more than you want.

Yes, and it takes just a few minutes. Create a free account on the auction page at landmanauctions.com, agree to the Auction Terms & Conditions, and add a credit card for identity verification — the card is never charged. We do not require proof of funds, bank statements, or a copy of your ID. Then register for this specific auction.

We reward buyers who come to the table early. Enter an opening bid through the auction page at landmanauctions.com during the pre-bidding window — before the live auction officially begins — and, if you are the winning bidder, you receive a credit equal to 3% of your opening bid amount, applied at closing. A pre-auction bid does not end the auction: your bid becomes the opening bid and bidding continues on auction day.

You sign the purchase contract that same day and deliver a 10% deposit on the total contract price by wire transfer or certified funds — credit cards cannot be used for any portion of a real estate purchase. The remaining balance, the 10% buyer's premium, and your customary closing costs are due at closing, approximately 30 days later. Your 3% Pre-Auction Bid Credit, if earned, is applied there.

A 10% buyer's premium is added to your winning bid to arrive at the total contract price — bid $400,000 and the contract price is $440,000. Factor this in when you decide what to bid. In a traditional sale the seller's costs are built invisibly into the asking price; at auction that cost is simply broken out and shown to you, in exchange for a transparent process with a published sale date and an open bidding field.

Either works — we do not ask you to prove it at registration. But auction contracts are not contingent on financing, appraisal, or inspection. If you plan to finance, have full underwriting approval in hand before you bid and confirm your lender can close in 30 days. Only bid what you are confident you can close, because your deposit is at risk if you cannot.
